Supporting future real estate workplace & facilities

Governor Charlie Baker recently announced his four-phased reopening for Massachusetts, and the country is preparing to resume business after two months of closed schools and universities, restaurants, retail operations, and offices. As offices reopen in the coming weeks, there will be new occupancy stipulations and many people will continue to work from home either temporarily or permanently, depending on their job function and family or health constraints. While we prepare for a new path forward for working and living, real estate and corporate workspace will adapt and change to new protocols and health/safety standards.

Many of my clients are essential businesses and have been working hard throughout these closures to respond to their tenants’ needs, and I am here to assist essential workers in any capacity. As a BOMA affiliate member and corporate real estate professional with a new start-up of under a year, I have had my home office up and running for several months and am prepared to respond to your needs:

  1. In an uncertain economy, a dip in rent price per square foot can occur. If your dollar per square foot decreases, ensure rentable square footage is defensibly calculated to optimize your asset as a landlord, likewise so an incoming tenant knows they are getting a fair deal.

  2. Existing conditions documentation: Once offices reopen new guidelines may require tenants to reorganize their suites, leading to potential renovations and de-densifying design work. Having up-to-date existing conditions on file can help expedite this process.

  3. Economically impacted businesses may seek to renegotiate their leases. I can provide new area calculations and re-demising plans related to any givebacks, subleases, or expansions.
